Stonehaven was appointed by EMAAR in 2025 to deliver comprehensive cost consultancy services for Lyvia by Palace, a high-rise luxury residential development located within Dubai Creek Harbour. The project comprises approximately 81,000 m² across 54 floors and forms part of EMAAR’s flagship Palace-branded waterfront portfolio. Stonehaven’s scope includes cost estimation, Bills of Quantities preparation, value engineering, tender and contract preparation, and ongoing cost management, supporting commercial certainty and disciplined cost control throughout construction.

Stonehaven supported the cost management and quantity verification for the Wynn Staff Accommodation – Phase 2 development in Ras Al Khaimah in 2025. The project forms part of the wider hospitality workforce infrastructure supporting Wynn’s development in RAK, with a focus on accuracy, buildability, and cost certainty at an early stage.

Stonehaven was appointed to support Topero on the Fortune Bay Residence, a landmark mixed-use waterfront development located on Al Marjan Island. Our scope included the preparation of detailed IFC Bills of Quantities, reconciliation of IFC and tender quantities, and structured coordination with both the developer and contractor teams. Through rigorous measurement in accordance with international standards, detailed quantity verification, and proactive commercial coordination, Stonehaven ensured the project was commercially robust and well-positioned for a controlled transition into the construction phase.

Stonehaven was appointed in 2025 to provide comprehensive pre- and post-contract cost consultancy services for Thuraya Island Villas, a high-end residential development comprising 362 luxury villas ranging from 3 to 6 bedrooms. The villas feature built-up areas between approximately 400 m² and 908 m², supported by associated infrastructure works and public spaces. Stonehaven’s scope included cost estimation, Bills of Quantities preparation, value engineering, tender and contract preparation delivering robust post-contract cost control.

Stonehaven was appointed to support the commercial delivery of the Qiddiya Performing Arts Centre, a landmark cultural asset within Qiddiya City in 2025. Conceived as a world-class destination for live performance and cultural expression, the project forms a key component of Saudi Arabia’s Vision 2030 ambitions, bringing together architecture, entertainment, and placemaking at an unprecedented scale. Stonehaven enabled informed decision-making, contractual positions, and ensured the project was commercially prepared for a controlled and efficient transition into the execution stage.
